Hotels are the ideal candidate for light gauge steel framing: highly repetitive room modules, punishing programme pressure, and revenue that starts the day the doors open.

Repetition is the multiplier

A hotel floor is the same room repeated twenty or forty times. That repetition is exactly what off-site manufacture is designed for. Once one room type is engineered, every subsequent unit is a production run — panels, openings, service penetrations and fixings identical each time.

Every week of programme is revenue

For a 120-key property, four months of earlier opening is four months of room revenue that no cost saving on the frame can match. This is why hospitality clients are usually the first to move to steel.

Acoustics — the detail that matters most

Guest complaints in new hotels are overwhelmingly about noise. Steel-framed party walls actually outperform block walls when detailed correctly:

  • Twin-stud walls with a discontinuous cavity
  • Resilient bars to decouple linings
  • Mineral wool cavity absorption
  • Full-height acoustic sealing at head and base
  • Careful treatment of socket boxes and service penetrations

Ratings of Rw 55-60 dB are achievable and repeatable, because the wall is built the same way every time.

Vertical extensions and refurbishment

The low self-weight of LGSF makes it the standard solution for adding floors to an existing property. Extra keys can often be added within the existing foundation capacity — something that is rarely possible in RCC.

Fire and compliance

Galvanised steel framing is non-combustible. Compartment walls and floors achieve 60-120 minute ratings through certified board systems, and the assemblies are tested and documented, which simplifies approvals.

Rollout at brand scale

For groups building multiple properties, the design is engineered once and manufactured repeatedly. Quality is identical across sites, and each subsequent property is faster than the last.
